Client Expectation Guide
Materials: Before we begin your job, we will discuss all material selections with you. We will meet you at the stone yard and nursery so you can ensure the color and styles meet your expectations. We will need to discuss material placement at your house. They can be stored in your driveway, along the road, or moved into the work area. We must discuss where the dumpster will be placed and how long it can stay there.
HOA: It is the customer's responsibility to get approval from the HOA BEFORE we can begin work. We will assist with any paperwork needed to get HOA Approval.
Design: Depending on the level of your job, different drawings will be required. Some will require a basic drawing, while others will require a design. Other jobs may require a survey, site plan, or engineering. We can handle this all for you, or you may outsource this on your own. Before we begin the work, we will paint out the work area and make sure we are on the same page.
Utilities: We will call 811 to mark all the underground utilities. We will need to know if you have separate gas, electric, or water lines. If you have a septic tank, we will need a drawing of the lines and possibly have them marked by your vendor. The water line is marked from the road to the meter, but it is a mystery of where and how deep the line leading to your house is. We have a chance of hitting the waterline. The water line will be your responsibility if we damage it. We have a list of trusted plumbers we can recommend to repair if needed. If you have an irrigation system, we will run through the system and flag the heads.
Communication: I will stop by at least once daily to check on the job status. We will create a text thread with you and your spouse to ensure we are all on the same page. Morning and evening check-ins to ensure we are all on the same page. If anything is not up to your standards, please inform me immediately, and I will address it.
Delays: While we aim to stay on schedule, the construction world is never perfect. We run into things underground that we didn't know existed, the crew may accidentally damage a utility line, or material delays could happen. We will communicate with you if we run into any speed bumps along the way. Please be patient and know we are doing our best to get the job back moving and finished to the highest standard.
Drainage: Before we leave, we will ensure your new drainage is properly working. You may need to get your gutters cleaned before we start the job.
Plants and Trees: We will properly plant trees and shrubs to ensure they thrive for years to come. Plants and trees, being natural living materials, will vary in size, shape, pigmentation, growth, and longevity. (i.e., your neighbors' plants or trees may not look identical to yours even though the species may be the same.) The amount of care and maintenance required for each will vary from species to species.
Sod: We will grade the sod so it properly flows. If any area holds water please contact us. We will roll your sod after we finish. Please stay off the sod until it begins to root.
Water: We will water your new shrubs, trees, and sod when we install them. It is your duty to keep your investment protected. Please water daily or as indicated in our care guide.
Patio: Your new patio will be built to ICPI standards. After the polymeric sand is dry, the patio will be rinsed off. If you see any stains, we will remove them. Red Clay may never come out 100% from the pavers.
Artificial Turf: After the infill sand has broomed into the turf, you may see some sand for a few days. This is normal and will work to the bottom of the turf.
Retaining Wall: The wall will be built to the manufacturer's specifications. It will have an appropriate footer, drainage system, weep holes, gravel backfill, and compacted fill dirt. The cap will be glued on. Depending on the height, a Geo-Grid will also be installed.
Irrigation: We will show you how to use your new irrigation clock, set the clock, and adjust heads one final time. Then, it is up to you to change the amount of water based on the season.
Landscape Lights: All your lights will have watertight connections. We will program the transformer to your standards.
Change Orders: If any changes in the scope of work arise, we will let you know immediately. We will get you a written change order that needs to be signed off on before we move forward. We will need a 50% deposit before we proceed with the change order.
Final Walk: We will walk the job with you and review the completed work scope. We will make a list of items that need to be addressed and fix them. We will clean up the job site and remove the trash. We will blow and clean all surfaces. *Depending on the job site, we may also pressure wash the driveway/work area. We will sign a document for the warranty to go into effect.
